For Rent Reviews and Lease Renewals the service includes:

• Taking instructions and discussing the background to the property;
• Reviewing the Lease and making sure that the appropriate requirements of the Lease are taken into account in the Review or Renewal process;
• Undertaking a detailed inspection of the property and analysing the rental value taking account of all the factors that need to be considered under the terms of the lease;
• Providing advice and recommendations prior to issuing or responding to the relevant notices;
• Issuing or responding to the formal Rent Review or Lease Renewal notices in accordance with the terms of the Lease and the Landlord and Tenant Act 1954;
• Undertaking negotiations on behalf of the client to their maximum advantage;
• Preparing or checking the relevant Rent Review Memoranda or new lease that needs completing.
